What is colocation?

Telecommunication tower colocation is when a cell phone carrier, government entity or wireless internet service provider (WISP) rents space on a cell tower. They mount their equipment on the tower and pay the landlord, in this case, State of Michigan, a monthly or annual rent.

Examples of colocator carriers include: T-Mobile, Verizon, AT&T and Dish. Our program also supports local and state governments with public safety initiatives, such as E-911 and first responder infrastructure.

In simple terms, colocation is a real estate transaction for the telecommunications industry.

What are modifications?

Colocation modifications, or, ‘Mods’, occur when an active colocation tenant changes their equipment on a cell tower.

This can show up in the form of upgrading, adding or removing their equipment.

Examples of cell tower modifications include upgrading infrastructure from 4G to 5G equipment.

In simple terms, modifications occur when new technology hits the market to decrease cell latency and increase cell coverage.

What are build-to-suits?

Build-to-Suit towers occur when a tenant cannot meet their goals with active towers and need to build their own new tower.

Our program offers 4.6 million acres of state-owned land for new site builds.

In simple terms, if our portfolio of 270 towers can’t meet your needs, our land can.
